As the Director of Debt Capital Markets, you will ensure all debt financing, covenant compliance, and loan-management activities are executed with precision, financial discipline, and strategic alignment to EMBREY’s investment goals. This role safeguards portfolio performance and capital flexibility by sourcing and optimizing debt structures, maintaining lender relationships, mitigating maturity and covenant risks, and leading all post-close loan operations to support long-term asset and organizational growth.

Responsibilities

  • In collaboration with the Senior Vice President of Investments, source debt for all new development deals, refinances, and recapitalizations.
  • Serve as the primary point of contact on all post-close loan activity, including lender communication, covenant compliance, reporting requirements, amendment requests, loan modifications, and extensions.
  • Will lead refinancing strategies, loan payoffs, defeasance, and assumption analysis.
  • Will lead the review and negotiation of loan documents, including term sheets, loan agreements, guarantees, and closing conditions, in coordination with internal and external legal teams.
  • Oversee debt portfolio management, including tracking loan maturities, extension options, payoff timelines, and refinance strategies across the company’s portfolio.
  • Leads covenant compliance monitoring and reporting, ensuring ongoing adherence to financial, reporting, and operational lender requirements.
  • Manage broker relationships and performance, including evaluating sourcing strategies, fee structures, responsiveness, and market coverage.
  • Collaborate with Asset Management, Accounting, and Development teams to support accurate reporting, lender deliverables, and strategic financing decisions.
  • Analyze debt structures to optimize cost of capital and align financing strategies with overall portfolio objectives.
  • Monitor market conditions and lending trends to advise leadership on financing opportunities and risks.
  • Prepare executive-level summaries and reporting related to debt strategy, covenant exposure, and maturities for leadership review.
  • Identify operational risks related to financing structures and recommend mitigation strategies.
  • Ensure timely completion of lender-required deliverables and support audit and compliance requests.
  • Build scalable processes and documentation for capital markets workflows.
  • Perform other duties as assigned related to financing strategy and capital markets operations.

Qualifications

  • 7+ years of experience in real estate debt origination and management
  • Proficiency in Microsoft Office and Excel
  • Strong attention to detail
  • Team-oriented
  • Excellent communication skills
  • Good organizational skills
  • Bachelor’s Degree in Accounting, Finance, Business, or related field

Required Testing

  • Criminal Background Check, Non-DOT Testing, MVR
