As a Development Manager, you will oversee the execution of one or more development projects from due diligence through construction and turnover. This includes coordinating consultants, overseeing entitlements, managing design processes, and supporting construction activities. The Development Manager works with moderate autonomy to ensure project goals are met on time, within budget, and in alignment with EMBREY’s quality standards.
Responsibilities
- Develop and maintain accurate project timelines and schedules, ensuring alignment across all stakeholders, with regular updates shared in development meetings and via the development dashboard.
- Negotiate and manage consultant scopes of work and professional service agreements.
- Oversee the development scoping document and finish schedule in partnership with the Development Coordinator.
- Manage the due diligence process and associated budgets, including review of preliminary reports.
- Coordinate consultant activities related to land use, city codes, impact fees, HOA requirements, CC&Rs, and other site constraints.
- Evaluate site feasibility and unusual features reports during due diligence.
- Oversee creation and refinement of site plans, unit layouts, building plans, and exterior elevations.
- Direct the work of architects, MEP, structural, landscape, and civil consultants.
- Secure plan approvals from all governmental and quasi-governmental agencies.
- Manage the Development Proposed Change Request (DPCR) process during construction.
- Oversee all development-related RFIs, ASIs, and submittals.
- Actively participate in Design Development Quality Control (DDQC) presentations.
- Contribute to monthly Development and Construction meetings to address progress, issues, and opportunities.
Qualifications
- Bachelor’s degree in Real Estate, Urban Planning, Construction Management, Business or a related field
- 4-7 years of experience in development project management
- Strong project management, financial analysis, and negotiation skills
- Proficiency in project management tools and software (e.g., MS Project, Procore)
- Excellent communication, problem-solving, and organizational abilities
Required Testing
- Criminal Background Check, Non-DOT Testing, MVR
