JOB DESCRIPTION:
POSITION TITLE: Executive VP of Development
The Executive VP of Development will identify, analyze, negotiate and acquire new land development opportunities for the well-located podium, wrap, garden, and horizontal apartment sites in Dallas / Forth Worth. This leader will work across business functions and collaborate with executive leadership to pursue development opportunities and carry out the acquisition strategy for the identified markets.

Strategic Work:
- Create, implement, and manage the vision for acquiring high-quality, well-located podium, wrap, garden, and horizontal apartment sites.
- Create, foster, and maintain relationships with key market contacts and industry partners.
- Maintain data related to current and prospective deals, including market and submarket data, pro formas, deal status, and budgets as needed.
- Analyze markets and submarkets to identify strategic opportunities for future land acquisitions.
- Collaborate and communicate with the Project Development team to create and manage the annual strategic land acquisition plan, including defining target submarkets and product types to guide acquisition efforts and support the company’s strategic goal of initiating two to four projects annually within the respective market for core and horizontal apartment products.
Tactical Work:
- Establish relationships with landowners, land brokers, title companies, lenders, municipalities, other developers, and individuals associated with creating and maintaining a viable acquisitions pipeline of qualified development deals.
Prepare letters of intent and respond to requests for qualifications in competitive bid situations.
Assist the Investments Team with project pro formas, including determining current impact fees, permit fees, on-site and off-site development costs, development and construction timelines, proposed land costs, and other related financial considerations.
Oversee purchase and sale agreement reviews with outside counsel, manage contract negotiations and execution, and review survey/title issues and other due diligence reports to identify risks and opportunities for potential acquisitions to be presented during investment committee meetings.
Responsible for preparing deal summaries and land tracking reports for the executive team.
Assist the EVP of Development and Project Development team with presentations to municipal decision-making bodies and other government entities.
Ensure a successful transition during the due diligence period to the VP of Development and Development Manager for project execution.
Track purchase and sale agreement contractual dates and earnest money deposits with the land use attorney, while maintaining internal communication with the Investments Team.

Position Specifics:
- Maintain knowledge of market activities, trends, and opportunities, and generate prospective land deals through networking with industry and local contacts, brokers, title companies, developers, builders, land sellers, and other industry professionals.
- Maintain knowledge of competing multifamily site locations in surrounding markets, including contracted and transacted land pricing.
- Possess the ability to gauge the audience and represent the company’s standards and professionalism in all conversations and actions, both externally and internally.
