JOB DESCRIPTION: SUPERINTENDENT
SUMMARY: The Superintendent is a highly skilled and a critical position that manages day-to-day construction operations. The Superintendent is charged with developing and executing a logical plan that allows for the most efficient assembly of building components that result in a project that is completed on time, within budget, and of good quality. A Superintendent supervises multiple people on the jobsite and must ensure safe, quality work within certain deadlines and time-constraints.
ESSENTIAL DUTIES AND RESPONSIBILITIES: (other duties may be required)
- Coordinate the following with field team: establish and communicate clear performance expectations - deadlines, feedback,
- Determine training and development needs, and conduct on-the-job training
- Organize and facilitate individual performance and development reviews of field employees
- Schedule and Manage Pull Planning sessions, PPC record, and daily huddles
- Prepare and update the original CPM Project Schedule and pull plan. Ensure that the schedule is kept current and used to manage the project; maintain a 3-5 week look-ahead schedule
- Document all JSA’s, review with field staff and file accordingly for quick retrieval, if necessary
- Responsible for understanding prime contract terms and conditions (as applicable to field operations), contract documents, subcontract agreements, scope of work, purchase order agreements, and assuring contract compliance
- Champion and foster all stakeholder relationships.
- Manage subcontractor directives; promote and nurture effective communication with all trades
- Manage and approve T&M tickets, purchase orders and daily costs; code the costs accordingly
- Manage the review and processing of employee time sheets; manage paperwork for employee PTO requests
- Develop and manage the construction plan for successful execution of the work. Coordinate the means and methods, manpower, equipment, and material resources required to accomplish this goal
- Document, manage, and distribute field reports as required – T&M, Daily Field Reports, Safety Reports, Inspections/Certificates, and Permits
- Maintain a complete set of up-to-date drawings; maintain “as-built” documentation
- Perform regular Safety/Quality Inspections. Promote a culture of safety with all jobsite stakeholders.
- Conduct weekly subcontractor coordination meetings. Review safety requirements and any new project documentation (i.e. RFI’s, Submittals etc.); address and document any constraints from the trades
- Assist in the review of submittals, subcontract change orders, purchase orders, and cost control budget adjustments
- Review pay applications with (Sr. PM), from subcontractors and suppliers
- Manage risk effectively; discuss costs, prepare accurate cost, quality, schedule, subcontractor projections. Assist in the preparation of the Monthly Progress Report
- Coordinate timely completion of all punch lists and develop a schedule as required by the owner for the successful start-up and commissioning of all systems
- Communicate change orders, owner/architect directives, inspectors’ demands, subcontractor/supplier delays, etc., to Project Manager.
- Assist with project completion/closeout by obtaining appropriate inspections, certificate of occupancy, preparing and coordinating punch list completion assist in owner training
EDUCATION and/or EXPERIENCE: Bachelor’s Degree from an accredited four-year college or university in Construction Management, Engineering or related field. 7+ years’ substantial supervisory experience working commercial construction projects is required. PMP or equivalent certification highly desirable.
OTHER SKILLS AND ABILITIES:
- Exemplary communication skills - both with management, jobsite staff, and subcontractors
- Microsoft Office Suite and Scheduling Software, including Primavera and Microsoft Project
- Understanding of construction scheduling and cost control
- Ability to meet and work within critical deadlines and under moderate pressure
LANGUAGE SKILLS: Bilingual in Spanish and English is not a requirement, but is preferred.
CERTIFICATES, LICENSES, REGISTRATIONS: OSHA 30 hour required. Current First Aid & CPR certification required.
