Under direct supervision, responsible for the operation and maintenance of utility equipment in facility buildings to ensure they are in optimal working condition.
Knowledge of operating various machinery and tools (e.g. HVAC, steam and chilled water, air and vacuum systems, etc.) and ability to read blueprints or diagrams. Ability to exercise skilled independent judgment and problem solving in handling unexpected or emergency situations. Detailed oriented with the ability to prepare and maintain accurate records and reports.
Operates, maintains and repairs utility system equipment in the facilities. Maintains equipment history files and communicates building system status to appropriate personnel. Maintains heating and air conditioning equipment to include cleaning coils, replacing filters, trouble shooting control circuits and repairing pumps. Performs water testing, analysis, and documentation on utility systems. Responds to service calls, equipment alarms, fire alarm system alarms, elevator malfunctions, and any other calls for assistance. Performs minor plumbing and electrical maintenance on air conditioning equipment, building utility systems, and equipment related to the facilities. Performs all other duties as assigned.
